ELECTRICAL INSTALLATION CONDITION REPORTS (EICR)
An EICR is a comprehensive inspection and testing process that evaluates the safety and functionality of electrical installations in a property. The term EICR is often used interchangeably with the term ‘landlord electrical safety certificate’.
Over time, electrical systems deteriorate and an EICR ensures they remain safe for use.
From April 2021, EICRs became a legal requirement for all rented properties, with non-compliance potentially leading to fines of up to £30,000. Beyond avoiding penalties, EICRs offer landlords critical legal protection in the event of electrical incidents.

WHEN SHOULD YOU GET AN EICR?
Electrical systems should be inspected periodically to maintain safety. The recommended frequency of testing includes:
• Landlords: Every five years, at a change of tenancy or when purchasing a new property to let
• Homeowners: Every 10 years or annually if the property has a swimming pool
• Business owners: Every five years

PORTABLE APPLIANCE TESTING (PAT)
PAT testing ensures the safety of electrical appliances and equipment used in domestic, commercial or rental settings. While not a legal requirement by name, PAT testing is the most effective way to comply with UK laws stating that electrical equipment should be maintained to prevent accidents.
Why is PAT testing important?
• Landlords and property owners: PAT testing helps comply with the Landlord and Tenant Act 1985 and the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, ensuring electrical equipment provided to tenants is safe.
• Employers: PAT testing forms a key part of workplace health and safety policies, minimising risks and meeting legal obligations.
WHAT'S INVOLVED IN PAT TESTING?
1. VISUAL INSPECTION
Checking for visible damage, such as broken casings, frayed wires or damaged plugs.
2. ELECTRICAL TESTING
Using specialised equipment to conduct earth continuity, lead polarity and insulation resistance tests.
3. LABELLING
Passed appliances are clearly labelled with a ‘Passed’ sticker, including the test date and next due date.
4. DETAILED RECORDS
Results are documented for compliance and future inspections. These records will be made available in an electronic format (hard copy available upon request).
