A rewire is not just about replacing old cables. It is the point at which you decide how your home will work for the next several decades: where you charge a car, work from home, add solar or extend the kitchen. This house rewiring checklist helps you ask the right questions before work starts, keep disruption under control, and make sure the finished installation is safe, tested and ready for what comes next.
Start by confirming whether a rewire is needed
Older wiring does not automatically mean an unsafe home, but age is a reason to investigate. Properties with original wiring from the 1960s, 1970s or earlier may not have the earthing, circuit protection or capacity expected in a modern household. A consumer unit full of old-style fuse carriers, fabric or rubber cable insulation, damaged sockets, repeated tripping, overheating accessories and a shortage of sockets all deserve professional attention.
An Electrical Installation Condition Report, often called an EICR, is the sensible starting point when the condition of the installation is unclear. It identifies observed defects and records whether remedial work is required. It is not the same as a design for a rewire, but it gives you evidence on which to make the decision.
A full rewire may not always be the right answer. A newer property with a sound installation might need a consumer unit upgrade, additional circuits or targeted alterations instead. Equally, patching an ageing system room by room can become poor value if the underlying wiring is at the end of its life. A qualified electrician should explain the options plainly, not push a larger job than your home needs.
House rewiring checklist: plan the home before the cables
The best time to make electrical decisions is before walls are opened and floors are lifted. Walk through every room at different times of day and consider how it is genuinely used, rather than where the existing sockets happen to be.
Think about furniture layouts, bedside charging, television positions, kitchen appliances, internet equipment, home office desks, outdoor lighting and storage areas. A socket behind a sofa is no use when the desk has moved to the other wall. Allowing for sensible extras during a rewire is usually far less disruptive than adding them later.
Your pre-start checklist should cover:
- The number and position of sockets, switches, data points and lighting points in every room.
- Fixed loads, including ovens, hobs, showers, boilers, extractor fans, electric heating and garden buildings.
- Future additions such as an EV charge point, solar PV, battery storage, a heat pump, loft conversion or extension.
- Lighting preferences, including dimmers, bathroom-rated fittings, external lights, security lighting and feature lighting.
- Access requirements for meters, consumer units, loft spaces, underfloor voids and any shared areas in flats or converted properties.
Photograph each room and mark proposed positions on a simple plan. It prevents avoidable misunderstandings and gives your electrician a useful record when the property is stripped back. For kitchens and bathrooms, coordinate with the designer or fitter early. Electrical points, zones, appliance specifications and ventilation all need to work together.
Check the incoming supply and consumer unit location
A modern installation can only perform as well as the supply feeding it. Your electrician should assess the incoming service, earthing arrangement and likely maximum demand, particularly where you are considering electric vehicle charging, an all-electric kitchen, solar batteries or other high-load equipment.
The consumer unit should be accessible, appropriately located and sized for present and planned circuits. A cramped cupboard may be inconvenient for future testing or maintenance. There is no one-size-fits-all layout, but clear labelling, suitable protection and room for practical expansion are worth discussing at design stage.
Choose a contractor on more than price
A rewire affects nearly every part of a home, so the cheapest quotation is not always the most economical. Compare like for like. One quote may include chasing walls, making good, new fittings and certification, while another may only cover first and second fix electrical work.
For domestic work, ask whether the electrician is registered with a recognised competent person scheme and able to certify and notify notifiable work where required. Work should be designed and installed in accordance with BS 7671, the Wiring Regulations. In England, certain electrical work is also subject to Building Regulations requirements, including Part P.
A clear written quotation should state what is included, what is excluded and how variations will be agreed. Ask about the number of circuits, type of consumer unit, socket and switch ranges, smoke and heat alarms, testing, certification, disposal of waste and whether plastering or decorating is included. Most electrical contractors can make access holes good only to a basic level unless a separate making-good service has been agreed.
Local accountability matters too. You want a contractor who will answer the phone if you have a question after handover, not one who disappears once the final payment has cleared.
Prepare for disruption realistically
A full rewire is among the more disruptive home improvements because cables often need to run through walls, ceilings and floors. In an occupied home, electricians can work in stages, but the programme is usually easier and quicker if the property is empty or renovation work is already under way.
Before the first day, remove valuables, pictures and fragile items from working areas. Clear loft access, move furniture away from walls where possible and make arrangements for pets, children and anyone who needs continuous power for medical equipment or home working. Dust control measures help, but chasing walls creates dust. There is no point pretending otherwise.
Agree the programme before work begins. A typical rewire involves a first fix, when cables and back boxes are installed, followed by plastering or other building work, then a second fix for sockets, switches, lights and the consumer unit. Testing and commissioning come at the end. Timings depend on the size, construction and condition of the property, as well as how much associated work is required.
Confirm who is doing what
Many delays happen at the handover between trades. Establish who will lift and reinstate floorboards, chase walls, patch plaster, fit kitchen appliances, install bathroom fittings and decorate. If the house is being renovated, the electrician should coordinate with the builder, plumber, heating engineer and kitchen installer so cables, pipework and ventilation do not compete for the same routes.
For period properties, there can be extra trade-offs. Solid walls, lath-and-plaster ceilings and listed-building considerations may limit cable routes or make surface containment a more appropriate choice in selected areas. A good design respects the building while still delivering a safe, usable installation.
Build in safety and future capacity
A rewire is a practical opportunity to improve safety beyond sockets and lights. Mains-powered smoke alarms with battery backup, correctly placed heat alarms and carbon monoxide alarms where relevant should be considered as part of the wider plan. The exact alarm arrangement depends on the property layout and applicable requirements, so it should be designed rather than guessed.
You should also discuss surge protection, RCD or RCBO protection, bathroom electrical zones and outdoor circuits. External sockets, garden lighting and power to a shed or garage need suitable equipment and cable routes for the environment. They should never be treated as an afterthought.
Future-proofing does not mean buying every possible upgrade now. It means avoiding obvious obstacles. If an EV charger is likely within a few years, provision for the route and capacity may save substantial work later. If solar PV or battery storage is on the horizon, tell the electrician before the consumer unit is specified. Do not sign off without the right paperwork
Testing is not a formality at the end of a rewire. It verifies that circuits have been installed correctly and that protective measures operate as intended. Once the work is complete, the contractor should provide an Electrical Installation Certificate, along with circuit schedules and test results. Keep these documents with your house records.
You should also receive any relevant Building Regulations compliance documentation. Check that the consumer unit is clearly labelled, that you understand which circuit serves each area, and that any special equipment has its own operating information. Walk around the property with the electrician before handover. Test the lights, switches, sockets, extractor fans, outside supplies and any smart controls while questions can still be answered on site.
It is worth asking where cables are likely to run before hanging shelves, fixing curtain poles or drilling into walls later. The wiring zones are designed to make routes more predictable, but a cable detector and sensible caution are still good practice.
A safer home starts with a proper survey
A well-planned rewire can make a home safer, more comfortable and easier to adapt, without filling it with unnecessary gadgets.
